Issuance of a building permit for a 120 m² building
Studies: 120 m² * 100 €/m² = 12,000 €
Supervision: 120 m² * 50 €/m² = 6,000 €
TOTAL = 18,000 €
2nd example
Issuance of a building permit for a 120 m² building with a 60 m² basement
The basement corresponds to 1/3 of the cost of housing (60 /3= 20 m² of housing)
Studies: (120 m²+ 20 m²) * 100 €/m² = 14,000 €
Supervision: (120 m² +20 m²) * 50 €/m² = 7,000 €
TOTAL = 21,000 €
The cost of the building permit includes the studies, the cost of supervision, the cost of preparing the Energy Performance of the Building (KENAK) except for the expenses-contributions (VAT, taxes, funds, etc.) that will be required before the issuance of the building permit. The basements and semi-outdoor spaces participate in the cost with approximately 1/3 of their surface area and burden the above price.
Building permit – What is required
a) application of the owner or the person having a legal right with the assignment-assumption declarations,
b) approvals of other services and administrative bodies, where required,
c) title deeds, recent certificate of ownership or cadastral sheet and extract of cadastral diagram for each property,
d) proof of legality of any existing buildings,
e) architectural study, which includes the passive fire protection study and the accessibility study for people with disabilities, where required,
f) static study,
g) electromechanical installations studies,
h) building energy performance study,
i) project execution time schedule study,
j) study of plumbing installations and sewerage,
k) active fire protection study,
l) gas fuel study approved by the competent gas supply company,
m) project safety and health plan and file,
n) waste management data (WMD),
o) notarial declaration of the envisaged parking spaces,
p) explanatory report,
q) proof of deposit of the required contributions of the project owner to the State, EFKA and municipality,
r) copy of proof of service provision or invoice relating to the payment of the agreed fee of the design engineers, as well as the Engineers' Income Tax (EIT) thereof.
